How we verify
Every figure on Karibu cites a source. Every Verified-Agent, Verified-Developer, and Verified-Listing has gone through the review steps below. Last updated: 2026-05-08.
The verification ladder
What we check
- EARB registration — Estate Agents Registration Board (Kenya) public register, confirmed active
- KYC — national ID + passport; beneficial-owner disclosure; sanctions / adverse-media screen
- Refundable bond — held in escrow; covers any verified buyer-side dispute
- Three reference deals from the past 12 months, contactable
- Physical office — address verified by Karibu's local team
Reviewed annually. EARB status checked monthly; if a license lapses or is suspended, the agent's badge is removed within 48 hours.
What we check
- NCA project registration — National Construction Authority (Kenya), project-specific registration confirmed
- Company registration — certificate of incorporation, current filings
- Directors KYC — same standards as Verified Agent
- Site visit — Karibu's verification team or appointed surveyor inspects the site; confirms scale, materials, no stop-work order
- Project documentation — BoQ (bill of quantities), completion certificates for prior projects, NCA grade vs. project complexity
Published in Karibu's Verified Developer registry. Re-verified annually. NCA status checked monthly.
What we check
- NCA contractor licence at the appropriate grade for their trade
- Three completed-project references, contactable
- KYC + worksite-competency review
What we check
- Claimed by an EARB-registered agent OR the registered proprietor
- Title-deed search at the Land Registry confirms ownership matches the lister
- Photos verified against the property (we cross-check at least one external angle)
- Asking price benchmarked against the Karibu Index neighbourhood band; outliers are flagged
Off-plan listings carry an additional banner: "Pre-completion — verify NCA project registration, escrow arrangement, and completion timeline before any deposit."
What Karibu does not verify
- Hidden building defects (water damage, mould, structural settlement) — commission a surveyor
- Title-deed status at offer stage — Land Registry searches expire after 14 days; your conveyancer must do a fresh search
- Off-plan promotional renderings vs. final delivered finish — these are illustrative until the building is delivered
- Informal ownership claims (succession disputes, customary claims) not recorded at the Land Registry
- Environmental risk (flooding, contamination, soil stability) — independent environmental survey required
- Tax arrears or undisclosed liens — full search at offer stage is your conveyancer's job
- Spousal-consent / dependant-rights issues

Buyer-side verification rights
- Any registered buyer can request re-verification on any listing at any time
- Diaspora buyers can commission a paid Karibu surveyor visit (we engage independent surveyors)
- Disputes get a 24-hour first-response SLA from our local team
Sponsor-side verification
Institutional sponsors (banks, REITs, valuers, governmental land registries, NGOs) contributing data into the Karibu Index undergo a separate vetting process scoped by the Provecta Group diligence team. Each sponsor signs a data-partnership agreement covering data lineage, lawful basis, and bidirectional update cadence. Sponsors receive a dedicated bRRAIn instance branded to their institution (e.g., "KCB bRRAIn") that queries their internal feeds AND the live Karibu Index.
What we cannot guarantee
Karibu Home is an aggregator, not a title insurer or mortgage lender. We cite sources and apply structured verification — but the final due diligence at offer stage (a fresh title-search by your conveyancer, a structural survey by your engineer, an environmental review where applicable) remains the buyer's responsibility. The Karibu badges and the Karibu Index reduce risk; they don't replace your professional advisors.
Disputes + corrections
Found a discrepancy? Email verify@karibu.africa (or hassan.qaseem@gc-usa.com) with the listing ID and the issue. We acknowledge within 24 hours. Confirmed errors are corrected within 5 business days; if a Verified badge is revoked, both the listing agent and any party who saved the listing are notified.
